Winterbourne Fields is a 72.4-hectare landholding located directly south of Dunkirk (Swale) and within commutable distance of both Faversham and Canterbury by public transport.

Shaptor, the business behind Winterbourne Fields is a family-owned Kent based real estate business established in 2016. Shaptor have a proven track record of delivering high quality developments and implementing planning consents within Kent, South London, Sussex, and Surrey.

A New Community For All

Our new community is split into two parts which straddle the A2 corridor. The northern site ‘Site A’ is 4.7 hectares, and the southern site ‘Site B’ is 67.7 hectares.

Winterbourne Fields is part of the solution to meet the much-needed housing shortage in Swale and Canterbury.

Transit

Both sites are currently accessed directly off the A2 westbound sliproad into Dunkirk. The A2 links directly to the M2, provding access to other Kent settlements. One of the many benefits of our new community is to upgrade the junctions off the A2 – allowing for the first time movement on both east and west bound onto the A2.This will help minmise the need for existing traffic to go through the heavily congested village of Boughton.

Nature

As one of the few unconstrained sites across Swale, Winterbourne Fields represents one of the limited opportunities to address the housing shortage in Sawle and Canterbury. The site is currently designated in an Area of High Landscape Value (Swale Borough Local Plan 2017) but is rated as Grade 4 Agricultural land – the poorest farmland that exists. We will ensure that our community will improve the local environment and not be detrimental to it.

A collection of villages

Winterbourne Fields is midway between Faversham and Canterbury. It nestles between Dunkirk, Boughton-Under-Blean, Oversland and Selling. Winterbourne Fields will seek to complement these villages and not compete against them.

The team behind Winterbourne Fields is an experienced group of consultants who are passionate and experienced at creating new communities that become loved and respected. They are driven to providing solutions to the current housing crisis and balancing the needs of existing communities.
