Affordable Housing and Village Life for All

It will include 545 affordable homes that will bring the opportunity for village life to people on a wide range of incomes.

Infrastructure Enhancements

Substantial new supporting infrastructure including a primary school, medical and sports facilities, 40ha of open space, a new village centre with local shops and eateries, facilities for local start-ups and more established businesses. It will also improve local bus and highway networks and includes the installation of new slip roads on to the A2. In addition, direct financial investments will be made to support improvements to Brenley Corner.

Support for Neighbouring Villages

The new infrastructure will support village life in neighbouring Dunkirk and Boughton-under-Blean. These two existing villages, together with Shaptor’s proposed new community at Winterbourne Fields, will form a cluster of mutually-supporting communities – separate but benefitting from the co-location of retail and leisure facilities with opportunities for new employment.

Commitment to Sustainability

A community with sustainability ‘hard wired’ into its fabric. Winterbourne Fields will be a fully sustainable and future-proof site on land that is of low agricultural value (grade 4). This will generate a bio-diversity net gain of 10 per cent on site. To help tackle the climate emergency, Shaptor will be creating a walkable village neighbourhood, alongside features such as an electric vehicle charging hub, an innovative parking strategy, electric bike hires and car club spaces.

The scheme also draws on the surrounding ancient woodland as a central element in its character, enhancing the protection of the ancient woodland and local wildlife through substantial green areas around the proposed development. This will be over and above what is required by planning policy. New planting and improvements to existing footpaths will be created with green corridors through the site and into the surrounding countryside.
